Roof Repair: Find the Real Leak, Fix It Once

Most roof leaks have nothing to do with a storm. They start at a dried-out pipe boot, a chimney flashing somebody caulked instead of replacing, or a nail that backed out three winters ago — ordinary wear on an otherwise healthy roof. The trick is that water travels before it drips, so the stain on your ceiling is usually nowhere near the hole. We find where it is actually getting in, fix that, and tell you honestly whether the roof needs anything else. If a storm is what brought you here, start with storm damage instead — that is a different process with an insurance company in it.

The Six Repairs We Make Most

Pipe Boots & Vent Collars

The rubber collar around a plumbing vent dries out and splits in roughly 10-15 years — long before the shingles wear out. It is the single most common leak we find, and it is an inexpensive fix.

Chimney & Wall Flashing

Step flashing and counter-flashing fail where the roof meets something vertical. Caulk over old flashing buys a season; replacing it properly buys decades.

Valleys & Nail Pops

Valleys carry the most water on any roof, and nails that back out over time lift shingles and create pinholes. Both are quiet leaks that show up as ceiling stains months later.

Ice Dam Damage

Ohio Valley freeze-thaw pushes water backward under shingles at the eaves. We repair the damage and address the ventilation problem underneath it, which is the actual cause.

Leak Tracing

Water travels along rafters before it drips, so the stain is rarely under the hole. We inspect the attic side as well as the roof to find the real entry point.

A Straight Repair-or-Replace Answer

We will tell you when a repair is throwing money at a roof that needs replacing — and when a replacement quote you got elsewhere was overkill.

Repair It, or Replace It?

This is the question behind almost every call we get, and the honest answer depends on three things: how old the roof is, whether the damage is concentrated or scattered, and what the decking underneath is doing. A ten-year-old roof with one failed pipe boot is a repair, full stop. A twenty-two-year-old roof with brittle shingles and leaks on two slopes is a replacement wearing a repair's clothing.

The gray zone is a roof in its late teens with isolated damage. (Not sure how old yours is? Here is how long roofs typically last in this climate.) There, a repair can buy real time — and buying time is a legitimate choice if you need a couple of years before a bigger expense. What we will not do is sell you a series of repairs that quietly add up to more than the replacement would have cost.

One rule of thumb worth knowing: when a repair quote approaches roughly a third of what replacement costs, and the roof is past the halfway point of its life, replacement is almost always the better dollar. We will run that math with you out loud.

What does a roof repair actually cost?

Most repairs in the Kentuckiana area land between $300 and $1,500 depending on what failed and how hard it is to reach. A cracked pipe boot is at the low end; rebuilt chimney flashing or a valley repair with decking work sits at the high end. You get the price in writing before we start.

Where do roofs actually leak?

Almost never in the middle of a shingle field. In our experience the order is roughly: pipe boots and vent collars, chimney and wall flashing, valleys, skylights, then wind-lifted shingles. That is why a roofer who only looks at your shingles often misses the real problem.

When is repairing a bad idea?

Three situations: the roof is past about 20 years and the shingles are brittle, the damage is spread across multiple slopes rather than concentrated, or the decking underneath has gone soft. In those cases a repair is a payment on a problem that is coming back. We will say so directly.

My ceiling stain is in the living room — is the hole right above it?

Usually not. Water runs along the underside of the decking and down rafters before it finds a spot to drip, so the entry point can be many feet uphill of the stain. This is the main reason patch-where-the-stain-is repairs fail.

Can you match my existing shingles?

Usually close, rarely perfect. We source common GAF lines and match profile and color as nearly as we can, but sun-weathered shingles never match new ones exactly. On a discontinued shingle we will show you the closest option and where the repair will be visible.

Will a repair void my roof warranty?

A properly installed repair should not, but work done wrong can — and a manufacturer warranty generally covers materials, not somebody else’s workmanship. If your roof is still under a manufacturer warranty, tell us and we will work within its requirements.

How long does a repair take?

Most are a few hours. Flashing rebuilds and repairs involving decking replacement can run a full day. We give you the timeline when we give you the price, not after.

Do I have to file an insurance claim for a repair?

Often it is not worth it. Many repairs cost less than a typical deductible, which means filing gains you nothing and puts a claim on your record. Storm damage across a whole slope is a different conversation — that is covered on our storm damage and insurance claims pages.

Is a repair worth it on a roof I plan to sell soon?

Frequently yes. An active leak is a negotiating point against you and can show up in an inspection report, while a documented repair with a receipt is a straightforward answer for a buyer. We can also tell you honestly whether an inspector is likely to call for more.
